Fractional ownership is essentially partial ownership of a property. With fractional ownership, the property is owned and shared by at least two, and often several individuals. This type of ownership is popular with vacation properties and resorts.
To understand fractional ownership, consider a large property, and costly, it can be difficult to purchase and care of their own. Instead of becoming the sole owner of the property, you buy a piece of it, like 15 others. Now, you own 1 / 15 of the property and others to share the burden of maintenance and taxes. Although this option is very popular with large estates can be used with smaller, lower cost properties as well.
Often, people confuse fractional ownership with timeshares. Both fractional ownership and timeshare situations are common with vacation and resort type properties. With a timeshare, however, purchase a specific amount of time to spend on the property, such as 3 weeks of each year. You really do not own any part of the property. With fractional ownership you actually own the portion of the property you purchase.
By opting for fractional ownership in a property, there will be no exchange of participants. For example, if you buy a share in a property with three owners of other fractions, it is possible that use of the property for a week of each month. Other owners have their weeks as well and you would not have use of the property at the time. Note, however, that each fractional ownership property is different and some allow property owners to use more or less than one week per month.
Some people decide not to use fractional ownership to make money. For example, if an owner is not going to use some or all of your weeks have been assigned, may choose to rent to others. Depending on the amount charged, may be able to make a profit. It might even be able to rent your week to other owners, allowing them to spend more time on the property. Rules for renting the property to others are often the subject of a fractional ownership contract.
Fractional ownership is attractive to many because it offers an easy way to own vacation. With this type of ownership, you have a place to go on vacation, however, are free to be the sole responsibility of the property and related expenses. In most cases, a third or management company handles everything, from maintenance and utilities to taxes and insurance. Although it has little responsibility with fractional ownership, you get the deed specifying the number of shares held. You can gift or sell it as you wish.
